Lynda, best of luck with the rental. The deposit caught my eye. Curious about California State Law. In PA we can collect any amount of deposit, but at the end of the first year we are required to refund all but one months security deposit. So we have created other categories besides a security deposit. We have a Pet Deposit if pets are allowed. I also created one recently called a utility deposit because of having oil heat.

Hey Lynda, this looks like an affordable option and property to lease. It would seem that $1350 is pretty reasonable in your neck of the woods. My bonus daughter just leased a studio apartment in Portland - 400 sq. ft. and is paying $815 a month...of course it's in a popular downtown neighborhood, but still...:)
Hey Cal ~ I found your info about deposits in PA very interesting, sounds like some are pretty creative. In CA (where I am) owners are allow to collect a deposit = to 2 month's rent for an unfurnished place & 3x's rent for a furnished. We ask 1 1/2 month's rent as a policy w/most of our clients.
Debb ~ You're right, this is the lowest 2/2 rentals on the MLS for this city. Today I showed 2/3 bedroom condo leases, the lowest starting price was $1,795 for 1,100 sq. ft. built in the early 70's. Your daughter's studio sounds like the location must have been a hot one!
Lynda, looks like a clean cute house, and close to UC Fullerton sounds like it won't last long!
